What happens after someone submits

Set these up once in the Workflows tab, and every report is filed and priced up the day it is written.

  1. Submitted

  2. A roof rates Poor overall

Your estimator gets an email, sent only when the overall condition is Poor, so the replacement quote can start that day.

  3. That email goes out

A PDF of the full report is attached, ready to send to the client.

  4. Any report is sent

A new row lands in your Google Sheet: a job list with each roof’s remaining life and repair cost.

What we left out

  • A notary block. Only Miami-Dade’s permit form has one. A permit office that needs it has its own form.
  • A hand-drawn roof plan. 4 of 13 forms have one. The slope photos show the same thing.
  • Core samples and moisture tests. Lab work for a replacement design, not a condition report.

How the form changes as people answer

Most people see a shorter form. These questions and screens only appear when an answer calls for them.

  1. When “Is there more than one roof or roof section?” is Yes

shows “Describe the other roofs or sections”

  2. When any row in “Rate each part of the roof” is marked “Fair” or “Poor”

shows “Photos of each defect” and “Findings”

Make it yours

  1. Your license on every report

Give inspectors a link ending ?company=Bell Roofing, CCC1331875 and the hidden field fills in the company box.

  2. Your scope, in your words

Edit the scope paragraph above the certification to match what your inspections cover.

  3. Keep prices out

NRCIA advises leaving repair prices out of an inspection report. Delete “Estimated cost” unless you are quoting the work.

Good practice and the law

  • US

In Florida an insurer may not refuse or drop a home policy on roof age alone if an authorized inspector finds five or more years of life left. Florida Statutes 627.7011

  • UK

Treat every roof as fragile until a competent person confirms it is not, and plan roof work so it is done safely. HSE, roof work

Questions about this template

What does a roof inspection report look like?

Like the filled-in example above: the roof, a grade for each part, photos, remaining life and priced repairs.

Will an insurer accept it?

Florida’s Citizens accepts any report with at least its own form’s detail. The insurance preset asks every field on it, a second roof included; check with your insurer.

What does it mean when a report says the roof is at end of life?

The covering needs replacing soon: here, “Under 2 years”. The repairs box says what keeps it watertight until then.

Should the inspector fill it in on the roof?

No. Take photos on the roof and fill in the form at the ladder or in the truck.

Which form do you need?

Not quite the job? One of these may fit, or browse all inspection, report and evaluation forms.
