What we left out

  • Social Security, passport or Medicare numbers. 12 of 18 forms ask. A typed number would sit in every notification email and synced sheet.
  • Children’s names and ages. On 14 of 18 forms. US fair-housing law protects families with children; Victoria’s form asks only for a headcount.
  • Bond claims and past disputes. On 5 of 18 forms, all Australian. Queensland and Victoria now bar both (below).

How the form changes as people answer

Most people see a shorter form. These questions and screens only appear when an answer calls for them.

Make it yours

  2. Only people who have viewed it

    Turn on Settings → Password protection and give the password out at the inspection.

  3. Close it once it is let

    Set a close time under Settings → Schedule for the day you sign a lease.

Questions about this template

What do I put on a rental application if I live with my parents?

Choose “I live with family” and the landlord questions disappear; references and proof of income do the rest.

Does every adult need their own application?

Yes: each adult consents to their own screening and signs their own answers.

How do I run a credit check without collecting an SSN?

Through a tenant screening service: the applicant enters their own details on its secure site. This form records their consent and names the service.

Can I take the application fee on the form?
